Market Valuation for Sale or Purchase If you are selling or buying a residential property, an independent RICS valuation gives you an objective view of market value, unaffected by the pressure to achieve a sale. This is particularly valuable when a property is unusual, has development potential, or sits in a part of the market where comparable evidence is limited.
Mortgage and Secured Lending Valuations Many lenders require an independent valuation to support a mortgage application, particularly for non-standard properties, buy-to-let purchases and portfolio refinances. Our RICS Registered Valuers can prepare valuations that satisfy lender requirements across a wide range of residential property types.
Probate Valuations When administering an estate, executors are required to provide HMRC with an accurate market value of all property assets as at the date of death. We prepare probate valuations in compliance with HMRC requirements, supporting solicitors and executors through what is often a difficult and time-pressured process.
Capital Gains Tax Valuations If you are selling a residential property that is not your main home, a rental property, second home or inherited property, you may need an independent valuation to calculate the gain for Capital Gains Tax purposes.
