When you sell or dispose of a property in the UK and it has increased in value since you acquired it, Capital Gains Tax (CGT) may be due. To calculate your tax liability accurately, HMRC will often require a formal, independent valuation of the property, both at the point of disposal and, where relevant, at an earlier historical date.

You are likely to need a RICS CGT valuation in the following situations:
A retrospective valuation establishes what a property was worth at a past date, for example, the date it was acquired, inherited or given as a gift. HMRC requires valuations to be carried out as at the relevant date for CGT purposes, which may be many years in the past.
Retrospective valuations are prepared using the evidence that was available at that historic date: comparable sales, rental evidence, planning context and market conditions at the time. Our RICS surveyors are experienced in preparing retrospective valuations that are robust and well-evidenced, and which will withstand scrutiny from HMRC or the Valuation Office Agency.

In most cases there is no emergency, but note that UK residents must report and pay CGT on the sale of UK residential property within 60 days of completion. If your sale is imminent, contact us as soon as possible.
Yes. We regularly carry out retrospective valuations for CGT purposes, including as at the date of acquisition, date of death (for inherited properties) and the 5 April 2015 rebasing date applicable to non-UK residents.
Our valuations are prepared under RICS Red Book standards by RICS Registered Valuers and are prepared specifically to meet HMRC requirements.
