What Happens During a Building Survey

One of our RICS-qualified surveyors visits the property and carries out a thorough visual inspection of everything accessible, including the roof space, foundations where visible, walls, floors, windows and services. The inspection typically takes between two and four hours, depending on the size and age of the property, and we’ll look at areas a standard mortgage valuation would never cover.

Particular care is given to everything that is visible or easily accessible, in order to examine the soundness of the structure, its general condition, and all major or minor faults. By finding these things out before you buy, we can help you avoid costly repairs or replacements after purchase.

How Long Does It Take to Get Your Report?

You’ll usually receive your full written report within five to seven working days of the inspection, giving your legal adviser time to review it before exchange. Importantly, the report will enable your legal adviser to concentrate on any specific findings, such as whether any warranties are in place. For additional peace of mind, once you’ve received our report, we’re available to discuss our findings with you in person.
