Property Management

We have a dedicated and pro-active Property Management department providing a bespoke management service to an extensive portfolio of private and corporate clients, looking after commercial and residential property. 

The extent of the service can be tailored to meet our clients' requirements and can include:

  • Rent and Service Charge collection
  • Arranging building insurance cover
  • Carrying out routine property inspections
  • Monthly, quarterly and annual accounting including VAT reporting, monthly statements and expenditure
  • Collection of rent arrears
  • Service Charge budget forecasting
  • Organising reactive and planned maintenance
  • Residential lettings including Shorthold Tenancy Agreement, Condition Inventory and lodging deposits with the DPS
  • Landlord compliance including gas safety, electrical safety and legionella risk assessment
  • Health and safety compliance
  • Strategic property investment advice
  • Organise and chair resident and tenant meetings
  • Serving of Statutory notices on behalf of the landlord

We look after a wide variety of client landlords, including family Trusts, pension funds, Limited Companies, private landlords and service charge developments. When we carry out property maintenance, we operate with 'approved' contractors, which ensures they are vetted, insured and fully compliant.  Our sophisticated accounting system allows us to produce in depth accounting reports bespoke to our clients' requirements. 

With our knowledge of the property market, we're able to offer an investment strategy and portfolio review. Based on the client's specific investment criteria, this may involve us sourcing new properties for acquisition or disposal through our agency department. Our proactive approach to management ensures that any re-structuring of a portfolio is in line with our agreed remit. In addition, we offer a project management service for the refurbishment or alteration of a property before it is re-marketed for a new tenant.

Property Management Case Studies:

Case 1:

We were instructed to manage a large family owned property trust comprising of 85 commercial properties and 10 residential properties throughout Staffordshire and South Cheshire. We have full control of every aspect of management, from rent collection to landlord and tenant compliance, and report to the Trust Board every month.

Case 2:

We manage a 30 unit mixed-use commercial building in Stafford which has retail, office and workshop tenants. We have full control of every aspect of management from rent collection to landlord and tenant compliance. We have an active on-site presence which enables us to address any issues immediately.

Case 3:

We actively acquire and manage a portfolio of residential properties in North Staffordshire. Our involvement started with this particular client who, in 2013, was a novice buy to let investor. Since then we have been involved in sourcing properties, overseeing refurbishment programmes and new lettings of the finished accommodation. We now collect rents and manage the portfolio on behalf of the landlord.
